In this initial meeting, WISE will discuss your project aspirations. We'll also share our design philosophy and how it has been applied in our previous projects, leveraging our collaboration with LBL International Group.

Initial Consultation

At this stage, we help prepare a comprehensive project brief and advise on feasibility. We conduct a preliminary site analysis and gather relevant property data. An Agreement for Architectural Services is established between the client and architect.

Project Brief & Feasibility

We explore opportunities and constraints within the site or existing building to develop architectural solutions at a conceptual level. The brief is realized through drawings and three-dimensional imagery to investigate space and site.

Conceptual Design

WISE with LBL Construction deliver seamless design and build services. WISE creates innovative architectural concepts, while LBL expertly handles construction & budget, ensuring quality, efficiency, and precision from vision to completion.

From Design to Construction

We discuss procurement methods with the client. Projects are typically tendered to selected contractors for a competitive fixed price, with other methods available depending on budget, timeline, and quality requirements.

Procurement Strategy

Clients are informed of service costs early. We provide a detailed quote based on the project scope, using time-based charges, lump sum fees, percentage fees, or a mix.

Transparent Fees

The project progresses to Practical Completion, allowing client occupancy under a contract administered by an architect or independent agent. This includes services like assessing claims, managing defects, and issuing practical completion.
